    Housing Discrimination - Fair Housing

    The Fair Housing Act secures people from discrimination when they are renting or purchasing a home, getting a mortgage, seeking housing assistance, or engaging in other housing-related activities.

    Fair Housing Information

    The Fair Housing Act prohibits discrimination in housing since of:

    - Race.
    - Color.
    - National Origin.
    - Religion.
    - Sex.
    - Familial Status.
    - Disability.
    What Is Prohibited?

    In the Sale and Rental of Housing:

    It is prohibited discrimination to take any of the following actions because of race, color, religion, sex, special needs, familial status, or national origin:

    - Refuse to lease or offer housing.
    - Refuse to negotiate for housing.
    - Otherwise make housing not available.
    - Set various terms, conditions or advantages for sale or rental of a residence.
    - Provide an individual various housing services or centers.
    - Falsely reject that housing is offered for evaluation, sale or leasing.
    - Make, print or publish any notification, statement or advertisement with regard to the sale or leasing of a residence that shows any preference, restriction or discrimination.
    - Impose different sales rates or rental charges for the sale or rental of a home.
    - Use various certification criteria or applications, or sale or rental requirements or procedures, such as income standards, application requirements, application charges, credit analyses, sale or rental approval procedures or other requirements.
    - Evict a tenant or an occupant's guest.
    - Harass an individual.
    - Fail or delay efficiency of upkeep or repair work.
    - Limit advantages, services or centers of a home.
    - Discourage the purchase or leasing of a residence.
    - Assign an individual to a specific structure or area or area of a building or community.
    - For revenue, persuade, or attempt to persuade, house owners to sell their homes by recommending that individuals of a particular protected attribute will move into the neighborhood (blockbusting).
    - Refuse to offer or discriminate in the terms or conditions of property owners insurance coverage because of the race, color, religion, sex, impairment, familial status, or national origin of the owner and/or residents of a residence.
    - Deny access to or subscription in any several listing service or property brokers' organization.
    In Mortgage Lending:

    It is prohibited discrimination to take any of the following actions based upon race, color, faith, sex, special needs, familial status, or nationwide origin:

    - Refuse to make a mortgage loan or supply other financial assistance for a dwelling.
    - Refuse to supply information relating to loans.
    - Impose various terms or conditions on a loan, such as various rates of interest, points, or charges.
    - Discriminate in evaluating a house.
    - Condition the availability of a loan on a person's reaction to harassment.
    - Refuse to buy a loan.
    Harassment:

    The Fair Housing Act makes it illegal to bother persons due to the fact that of race, color, faith, sex, disability, familial status, or national origin. Among other things, this prohibits unwanted sexual advances.

    Retaliation and Other Prohibitions:

    It is unlawful discrimination to:

    - Threaten, push, frighten or disrupt anyone exercising a fair housing right or helping others who exercise the right.
    against an individual who has submitted a fair housing complaint or assisted in a reasonable housing examination.
    Reasonable Accommodations and Reasonable Modifications

    Under the Fair Housing Acts a reasonable lodging is a change, exception, or change to a guideline, policy, practice, or service. The Fair Housing Act makes it illegal to refuse to clear up lodgings to guidelines, policies, practices, or services when such lodgings might be necessary to pay for persons with impairments an equal opportunity to utilize and take pleasure in a dwelling and public and common use areas.
